Francis Malbone House Inn
392 Thames St

An 18th century Georgian mansion turned bed-and-breakfast, the 18 room Francis Malbone House Inn is loaded with upscale charm. Guest rooms are furnished with traditional Colonial pieces, including four-poster beds and wing-back chairs. All rooms have working fireplaces, but bathrooms vary greatly in size and features. Though there is no pool, spa, fitness center, or on-site restaurant here, the Francis Malbone does offer free parking, Wi-Fi, breakfast, and afternoon tea. Friendly innkeepers treat guests like family, and the hotel sees a great deal of repeat customers. However, there is a two-night minimum stay requirement on weekends, and children under the age of 12 are not permitted to stay at the inn. Guests who are looking for bigger amenities, like a pool, spa, fitness center, or on-site restaurant, should check out the nearby Hotel Viking. It’s a larger property, but still has some historic detailing.

Mill Street Inn
75 Mill St

Housed in a former mill, Newport’s Mill Street Inn is a historic property with modern interiors. With 23 all-suite rooms, this upscale inn has a minimalist vibe and a quiet atmosphere. Rooms have exposed brick walls, simple wood furniture, down featherbeds, and luxurious marble bathrooms. The hotel serves free continental breakfast each morning, as well as tea and snacks in the afternoon. There’s free parking and Wi-Fi, but no pool, spa, fitness center, or restaurant. Travelers looking for these amenities might prefer the nearby Hotel Viking, which usually has similar nightly rates.

Yankee Peddler Inn
113 Touro St

Every room at the Yankee Peddler Inn has a different configuration, thanks to the nature of the historic mansion’s architecture, but all are perfectly sufficient as far as size goes. Although the decor could use a facelift -- there are old tube TVs and boring artwork on the walls -- rooms do have charming touches (some have four-poster canopy beds). Ground are attractive (think: climbing ivy, potted plants), the roof deck is lovely, and rates are more affordable than at other properties nearby, making this a solid, centrally located value option in pricey Newport.

The Attwater
22 Liberty St

Located in Newport's charming historic district, The Attwater is a cozy three-pearl bed-and-breakfast for leisure travelers and couples who want easy access to surrounding tourist attractions, like the Cliff Walk and Easton's Beach. All 17 rooms have a coastal-chic vibe and feature modern amenities like Apple TVs, coffeemakers, mini-fridges, and iPads preprogrammed with local information. A homemade, free (and tasty), curated small plates breakfast is served daily. The Attwater has a tiny fitness center with two stationery bikes and a few weights, and a small room for spa services, but the focus here is a comfortable place to sleep while exploring Newport. Those looking for more wellness options might consider the nearby Hotel Viking (with a pool, fitness center, and spa), but rates are higher.

Newport Bay Club & Hotel
337 Thames St

Newport Bay Club has an ideal location overlooking the water in downtown Newport. Directly on the quaint cobblestones of Thames Street, the hotel is a nice value option for families due to its 36 spacious suites with full kitchens or kitchenettes, sitting areas, and parking for one car. The suites are situated on top of a retail level which houses a small (but modern) fitness center and business center -- the usage of both are included in the room rate, and there are some conveniently located coffee shops and delis in lieu of a restaurant at the hotel. For a small fee guests can use the Newport Athletic Club pool, but it is a 10- to 15-minute drive away. The Newport Harbor Hotel and Marina has an equally convenient location with an on-site pool, restaurant, and marina -- though there is a daily parking fee and no fitness center there.

Forty 1⁰ North
351 Thames St

This upscale, eco-friendly boutique hotel set on a marina attracts yacht owners by the dozens, and has a hip bar scene that brings in a trendy local clientele as well. The contemporary rooms are luxuriously appointed and decked out with all the latest technology, and the rates reflect that -- they start around $500 and go up into the thousands per night. But travelers who can afford it will enjoy gorgeous rooms and unparalleled marina views. However, amenities are few for the price -- the hotel lacks both a fitness center and spa.

Castle Hill Inn
590 Ocean Ave

Castle Hill Inn was once the private summer home of a prominent marine biologist. Today, the 40-acre luxury property includes the original New England-style shingled mansion, along with private guest cottages, a beach, and a small marina. There are several different room types at Castle Hill, but all are outfitted with luxurious finishes such as hardwood floors and marble bathrooms. The hotel’s signature restaurant, the Castle Hill Dining Room, is highly regarded for its delectable seasonal menus and extensive wine list. Castle Hill is far from downtown Newport, and guests will pay a premium to stay here, but nightly rates do include free Wi-Fi, parking, breakfast, and afternoon tea. Travelers looking for a similar level of luxury closer to downtown should check out The Chanler at Cliff Walk, which often has comparable nightly rates.

Wellington Resort
551 Thames St

Wellington Resort, a large mid-range condominium complex, features huge apartment-style accommodations with exceptional views of Newport Harbor. While clean and spacious, rooms at the Wellington are incredibly dated, with cheap furniture and dated decor. Apartments can be rented as one- or two-bedroom units, but potential guests should know that the second bedroom is detached from the rest of the apartment and requires a separate entrance. All apartments are equipped with kitchens, a fireplace, and laundry machines. The resort has two pools (one indoor, one outdoor), a fitness center, and a clubhouse where guests can watch TV in a communal living room, or use the hotel’s computer. There is no restaurant on-site, but the hotel is located on Thames Street, within walking distance of some of Newport’s best shopping and dining.

Artful Lodger Inn
503 Spring St

Located on a quiet corner in Newport, the charming Artful Lodger Inn is a lovely two-and-a-half-pearl option for travelers looking for the traditional bed-and-breakfast stay. The historic inn features seven individually designed rooms with Victorian decor and modern amenities: air-conditioning, flat-screen TVs, and some mini-fridges. Two tranquil garden areas include a magnolia tree that's over 140 years old. The free and tasty homemade breakfast is served each morning in the rooftop Pip’s Cafe. The major downside here is occasional complaints about cleanliness. Those looking for a similar historical experience with more modern amenities might consider the Hotel Viking, which has two restaurants, a fitness center, and an indoor pool -- but at a higher price.

Gurney's Newport Resort & Marina
1 Goat Island

The high cost of this Hyatt is probably due to its location -- nestled on Goat Island, with gorgeous views of the water and just a 10-minute walk across the bridge to downtown. The rooms, while not huge, are comfortable and contemporary, and some have fantastic views. The list of amenities includes multiple dining options, but the extra resort fee and parking costs irritate some guests.
