The property is laid out like a small village, with a ranch-style main building that houses the rooms, and a gravel lot for the “bungalows,” which are small mobile houses. The friendliness of the staff, and the warmth of the owner, are a big draw, as is the proximity to monuments and historical points of interest in the surrounding area, including Assisi and Perugia. The outdoor artificial lake, which anchors a large park surrounding the property, provides a pleasant place to stroll. Pets are welcome at the property.

Set in the suburbs just northwest of Spello, in east central Italy, the hotel is located in fields with views of the Umbrian plains as well as Monte Subasio. Spello is accessible by train from a number of towns, including Perugia.

Clean rooms of average size with slightly dark and inconsistent country-style decor
Average-size rooms have somewhat garish decor that pairs gothic-style wood furnishings with fleur-de-lis curtains and outdated fixtures. Nevertheless, the rooms have been cited by guests as clean and comfortable and a good value. The on-site bungalows, which consist of a large handful of stationary trailers set in a gravel lot, are more consistent aesthetically, with light wood laminate surfaces throughout, though of course these are considerably smaller in terms of area per person. Bungalows have a small adjacent outdoor space.

Terme Francescane has three outdoor pools of varying temperatures, a sauna, a Turkish bath, and plenty of play space for children in its sprawling gardens and outdoor areas. The spa here has a medical bent, including a room dedicated to aerosol therapy, and as such can lend the thermal area an antiseptic feel. The outdoor pools are not always usable in the winter, but the owner has plenty of suggestions for local points of attraction if this is the case.
