Bottom Line
The Richardson Hotel & Spa is one of the top-rated hotels in Perth. Located less than 10 minutes from King’s Park, this luxury property has 74 rooms and outdoes -- and outprices -- most of the competition when it comes to room size, amenities, and location. Opus restaurant serves French-inspired Australian cuisine, and the on-site spa offers a broad menu of services beyond massages and facials. Guest rooms are large, and all have separate sleeping and living areas. Balcony rooms on high floors have views of the botanic gardens. But families may prefer the luxury Hyatt Regency Perth, which has kid-friendly features.

Scene
Airy, tasteful interiors designed by renowned English architect
The Richardson Hotel & Spa was designed by renowned London architect Sir Terry Farrell. Its use of natural light, and its color palette, tends to evoke the beach. The marble floors mimic the color of white tropical sand and the lobby furnishings are the hue of Cottesloe Beach shores at sunset, giving the space a calm ambience. A lush, tropical garden is outside the retractable doors to the pool, connecting the two spaces with natural light and plenty of lounge seating. That same beachy-neutral-toned palette extends throughout the hotel from the spa to the guest rooms.
Location
Close to free public transport, walking distance to King's Park
West Perth is a vibrant city, and The Richardson Hotel & Spa is located in one of the most scenic parts of town. King’s Park and Botanic Garden is a seven-minute walk from the hotel. It's one of the largest city parks in the world, with almost 1,000 acres (400 hectares) of green space and points of interest, including Lotterywest Federation Walkway and King’s Park War Memorial. It sits atop Mount Eliza, with panoramic views of the Perth cityscape and Swan River. The Perth Arena is a five-minute drive away, or about 15 minutes on the free CAT bus. The transit stop is an eight-minute walk from the hotel. It's about a 20-minute drive to Perth Airport, without traffic.
Rooms
Separate living and sleeping areas, plus well-equipped kitchenettes
All 74 rooms are large, with lounge areas separate from the bedrooms; flat-screen TVs are in both rooms. Blond wood furniture, tufted club chairs, and old-fashioned alarm clocks are tasteful, if not exactly au courant. White marble baths are polished, but separate tubs and showers would have been a nice touch, considering the Richardson's luxury status. All rooms have kitchenettes with Nespresso machines; tea kettles; microwaves (no cooktops); and full-size refrigerators stocked with beverages, alcohol, and heat-and-eat food. Balcony suites have spacious terraces with seating, and sweeping views of West Perth and King’s Park.
Features
Plenty of dining choices, a high-end spa, and fitness center
The Richardson Hotel & Spa offers both casual and fine-dining choices on-site. Opus is the more formal, and specializes in French cuisine with an Australian twist using regional ingredients. The Conservatory has a more relaxed environment and serves breakfast and lunch in a charming, sunlit setting. The Cocktail Bar specializes in Australian wines and signature cocktails, and offers bar snacks. Hotel guests receive preferential bookings at The Spa Club, which provides separate services for men and women, in addition to complete wellness programs that can last close to five hours. Guests have free access to the fitness center and sauna during their stay. The heated indoor pool is large enough for laps. It can feel a bit claustrophobic, but the retractable doors that open to the garden do wonders for the experience. Free Wi-Fi is available throughout the property.
