The hosts' warm welcome is another reason why many people return to this budget-friendly B&B -- together with cozy, tastefully finished rooms and a delicious breakfast. The location is far from ideal for exploring the city center, and local transport links aren't great, but rates at this B&B are pretty average for an experience that is a cut above. If you're looking to stay in London's center on a budget, check rates at Tune Hotel - Liverpool Street -- but expect to get nickel-and-dimed for everything from breakfast to towels.

From the outside, there's nothing that might distinguish this suburban home from the other pebbledash-meets-mock-Tudor, semi-detached residences on this typical London street. Inside, too, there's very little that reveals this property is anything other than a middle-class English family home. It's decorated in a somewhat whimsical and very homey style; scattered with quaint worldly relics, beautiful antiques, and random curios. The live-in owners, Elli and Haya, warmly welcome guests, who might range from lady's knitting groups to wealthy Japanese tourists keen to experience a piece of suburban London life.

The Rhodes Avenue Homestay B&B is located on a typical suburban street in the Muswell Hill area of North London -- a pleasant, leafy, and relatively well-heeled neighborhood. Transport links, however, are not ideal, especially for access to central London -- the nearest tube station, Bounds Green, is almost a mile away and, then it's 25 minutes into central London. The music venue and exhibition hall Alexandra Palace, however, is less than a mile away, and Muswell Hill's pretty high street is about a 10-minute walk from the B&B.

The Rhodes Avenue Homestay B&B has just two rooms, both very tastefully finished with crisp white walls, exposed wooden floorboards, and a mix of modern and period furnishings. Room have free Wi-Fi and flat-screen TVs with DVD players. A sofa can be converted to an extra bed (though there's an extra charge to sleep three people in one room). Room Two is larger than Room One. Clean and contemporary bathrooms have walk-in showers and heated towel rails, though guests in Room Two will have to walk across a landing to access their private bathroom. While both rooms have plenty of natural light during the day, Room One also has sunset views in the evening. Welcome water and chocolate are also presented on arrival.

The owners are particularly passionate about food, and each morning an impressive selection of breakfasts are available, from eggs to freshly baked pastries to a selection of cheeses -- no meat is included, however all food is locally sourced. Guests also have access to the breakfast room all day, with fridge, microwave, toaster, and kettle. Wi-Fi is free. There aren't any other public features, but that's to be expected at a budget-friendly bed and breakfast.
