The main highlight of this budget property is its beachfront location that's within a five-minute walk of restaurants and the Hampton Jitney stop. It's a simple and modest (but clean) property, and it doesn't offer many features beyond a gorgeous outdoor pool with an attractive sundeck and sweeping views of the beach. All 26 rooms have kitchenettes with microwaves, two-burner stoves (except Silver Studios) and fridges, plus free Wi-Fi. Many rooms also have beach views, some with private balconies/patios. Note that upper-floor rooms cost extra and breakfast is not served. Kenny's Tipperary Inn is a comparable alternative that offers similar amenities and rooms, all with balconies/patios, but it's not beachfront.

Modest oceanfront property with gorgeous beach views
This small oceanfront hotel is a fairly simple property with pleasant decor. It's housed in a motel-style light blue low-rise building with external hallways. The beachfront location is one of its biggest draws, offering sweeping views of the ocean. Potted flowers flank the entrance, and there's a bench in front of the windows. The wood-paneled lobby has a homey lodge-like feel. It's a small and unassuming space, with not much more than a front desk. There are plenty of tourist brochures and other information on hand. Greenery adds a pop of color and paintings of the hotel adorn the wall (there are more of these making an appearance in hallways throughout the property). Besides the small functional reception space, there's aren't any other indoor common areas. The outdoor pool is the highlight, with a lovely wooden pool deck lined with loungers facing the beach. The hotel building overlooks the pool, with ground-floor guest rooms adding direct access to the pool deck via their patios. The vistas are beautiful and one of this modest hotel's biggest draws. There are palapa-shaded blue picnic tables here too, as well as barbecues for guest use.Guests tend to be New York City dwellers on weekend beach getaways. Though it's a budget property, summer rates are often high, as is common in this area, and soar well above budget prices.

Convenient beachfront location, close to plenty of dining and Hampton Jitney stop
The hotel occupies a beachfront location overlooking Kirk Park Beach. There are several other hotels and vacation homes surrounding the hotel. It's a convenient locale with several dining options within a five to 10-minute walk, making it a good choice for those without a car. Plus there's a grocery store and a 7-Eleven within a two-minute walk of the property. The Hampton Jitney stops just a five-minute walk away from the hotel, and buses to/from NYC take about three to four hours (stopping in midtown). Trains to the city take about the same amount of time, and the Montauk train station is a five-minute drive from the hotel. Local attractions include the Montauk Lighthouse Museum, at Long Island's easternmost point, which is around a 12-minute drive, as well as a couple of lovely parks, like Montauk Downs State Park (six-minute drive), Hither Hills State Park (eight-minute drive), and Montauk Point State Park (20-minute drive). LaGuardia Airport is around a three-hour drive.

Rooms are fairly spacious and feature traditional decor, with a look that's slightly dated but pleasant overall. Handsome wooden furniture includes dressers, nightstands, and tables with chairs. Cream-colored walls are accented by pale mauve ones in some of the rooms. Framed flower prints add some decoration, and windows are framed by floral patterned curtains. There are a couple of different varieties of rooms, including Silver Studios, which lack balconies, Oceanfront Gold Rooms with patios or balconies overlooking the pool and beach beyond, and Beachfront Platinum Rooms, which have balconies with the best beach views. These outdoor spaces are perhaps the rooms' highlights, offering lovely views and chairs and tables. Ground-floor patios have direct access to the pool area. Note that upper-floor rooms cost extra.All rooms have sofa beds as well as basic kitchenettes with sinks, microwaves, toasters, fridges, and coffeemakers. All units except Silver Studios have two-burner stovetops. Other standard amenities include flat-screen TVs with cable, electronic safes, and free Wi-Fi. Bathrooms are basic and fixtures could use an update, but they're clean. They have shower/tub combos as well as wall-mounted hairdryers. Toiletries are provided.

Beyond its beachfront location, the hotel's beautiful heated outdoor pool is the main highlight in terms of features, which are fairly limited. It occupies a prime beachfront setting, overlooked by guest rooms in a kind of open courtyard arrangement. Padded loungers, chairs, and umbrellas line the gated pool deck, while surrounding the gate is a lovely wooden deck with a barbecue area that has picnic tables and two grills. There's a lovely sunbathing area with more loungers facing the beach. The pool deck offers direct access to the beach, and beach towels, chairs, and umbrellas are available to rent from the hotel. Other amenities include free Wi-Fi throughout the property and free parking on the hotel's lot.
