The grandest and most luxurious room in this boutique features an enormous bed and beautifully finished period bathroom with a clawfoot bathtub; all rooms are cozy with electric kettles, small flat-screen TVs, and safes. Hearty Scottish breakfasts and afternoon tea with homemade cakes are included in the rates, which -- although they're certainly steep for a bed and breakfast -- are reasonable for the quality of accommodation. This B&B is part of a long row of charming, Georgian terrace townhouses dating back to 1815 -- with little advertising its presence beyond a small, polished plaque stating 20 Albany Street. Guests enter a pastel-pink, high-ceilinged entrance hall with dreamy painted figures, fresh-cut flowers, an elegantly sweeping staircase, marble-effect decor, and Neoclassical statue. The friendly owner, Denise, greets guests with a welcome tea, homemade cakes, and even a drop of whiskey in the first floor drawing room -- where regal, tasseled drapery complement gilt-framed oil paintings and cozy leather Chesterfield seating around an attractive period fireplace. The overall effect is a pleasant blend of 19th-century elegance with touches of classical styling and the occasional nod to modernity. The property is peaceful and refined.

The city's main train station -- Waverly -- is less than 10 minutes away on foot, while the cobbled streets of the renowned Royal Mile are a 15 minutes' walk away and Edinburgh's famous castle five minutes further. Access to Edinburgh Airport is particularly convenient, with the stop for the direct tram connection just a three minutes' walk away. St. James Shopping mall is also just minutes away on foot as is the Edinburgh Playhouse and nearby Calton Hill with lovely views across the city.

There are just three rooms spread across two floors, with each room named after famous Georgian-era architects and each individually decorated. The Robert Adam Suite is especially spacious with a huge and beautifully carved bed (with luxury bedding), antique furnishings, and smart traditional decor -- the bathroom also features period-style fixtures and a clawfoot bathtub. The William Playfair Suite is also traditionally furnished, but has a contemporary bathroom and views over the Firth of Forth, while the James Craig Suite is the most modern of the three -- even including a bright red leather sofa. All rooms have free Wi-Fi and flat-screen TVs, while comforts include bathrobes and welcome trays with selections of tea, coffee, and shortbread made by the owner, Denise.
