Bottom Line

This modest 46-room hotel in downtown Cancun is a good pick for budget travelers looking to be close to the ADO bus station, which is just one block away. Though the hotel is ultra simple, interiors are kept clean and air-conditioned guest rooms come equipped with flat-screen TVs and free Wi-Fi. Some rooms have balconies. Tiny bathrooms could use an update. A handful of features adds value, including an outdoor pool and a restaurant serving breakfast and lunch (for an added fee). There are plenty of dining options and shopping in the area, but travelers seeking some beach time will have to drive or take a 20-minute bus ride. For an alternative, check out the budget Mezcal Hostel, which offers free breakfast and free poolside dinner, but lacks in-room Wi-Fi.

Scene

Clean and simple budget hotel

A value option in downtown Cancun, the Kin Mayab may lack a bit in terms of decor, but it makes for a pleasant stay for budget travelers who don't need all the bells and whistles of a larger resort. The simple lobby is a functional space set in the interior courtyard of the building with hallway balconies towering overhead. The space is cheered up with green potted plants hanging from the wrought-iron railings above and scattered on the pink tile floors. Seating clusters are arranged throughout the property's hallways. The on-site restaurant also teems with greenery sprouting from terra-cotta pots, which keeps the space from feeling bare and lackluster. Overall, though spaces are simple, they're pleasant and kept clean. Many guests use this hotel as a stopover for further journeys or late/early departing and arriving flights. The hotel also attracts budget travelers who want to stay away from the madness of the Hotel Zone. Kin Mayab offers a good value and a solid choice for those wanting a downtown Cancun location, plus many past guests have noted helpful and friendly service.

Location

Convenient downtown location one block from the ADO bus station

The hotel is conveniently located one block away (a three-minute walk) from the ADO bus station in downtown Cancun, right by the Monument to the History of Mexico and off of Tulum Avenue, a main strip full of restaurants and shopping. It's a good base for those arriving or departing to and from Cancun, though travelers seeking beach time will have to take a bus or drive to the shore. The popular Hotel Zone, a beachfront strip of resorts and nightlife, is about a 20-minute bus ride from the hotel. Mercado 28, a popular market that sells food, souvenirs, clothes, and more, is a 15-minute walk from the property. Cancun International Airport is about a 22-minute drive away.

Rooms

Simple, but clean rooms, with air-conditioning and flat-screen TVs, but bathrooms are tiny and in need of updates

Rooms here are simple in style, but they're clean and pleasant enough. Pink wall alcoves adorned with paintings or mirrors add interest and color to white walls and tile floors, while beds are topped with patterned bedspreads (some have plain white bedcovers). Note that some guests complain that beds are uncomfortable and too firm. Traditional wooden furniture includes desks and nightstands. Amenities are limited, but all rooms have flat-screen TVs, electronic safes, telephones, air-conditioning, free Wi-Fi, and bottled water. Junior Suites and Suites add more space, allowing for small dining tables, plus these units have minibars. Many rooms also have furnished balconies. Bathrooms are tiny and equipped with small showers. Toiletries are limited to bars of organic soap and packets of tissue. Bathrooms in Suites and Junior Suites are larger and a bit nicer; they also come with a bottle of organic shampoo.

Features

Outdoor pool and restaurant for breakfast and lunch, plus free Wi-Fi and parking

The hotel offers a modest amount of features, but they add value to a stay here. There's a nice outdoor pool with a couple of loungers on the surrounding stone sundeck as well as an outdoor shower, plus there are some tables and chairs beneath a poolside thatched roof. The on-site restaurant serves local and international fare for breakfast (such as fruit, eggs, toast, and coffee) and lunch, but it's closed for dinner. Breakfast isn't included in rates. Wi-Fi is free throughout the property, as is on-site parking for those arriving by car. A computer is available for guests' use in the lobby.
