The Awan Villas is a three-and-a-half-pearl boutique property located on the outskirts of Seminyak along Batu Belig Street, a 10-minute walk from both the beach and shopping and dining in Petitenget. The area features a variety of funky cafes, boutique shops, and fine-dining restaurants but feels tranquil and laid-back. The property has nine two-bedroom villa compounds, each is surrounded by tall walls and features a private plunge pool, open-air living room, kitchen, and plenty of tropical greenery. No facilities are offered outside the villas, except for a small functional lobby area. Room service, shuttle service, breakfast, and in-room spa treatments are available, though there's no communal pool or restaurant. As an alternative hotel, the chic Mayaloka Villas in nearby Petitenget are similarly priced, but features more elegant interiors and a shorter walk to the beach.

Villas are surrounded by tall walls, which keep the noise levels down and offer a high level of privacy. The only common area of the hotel is a functional lobby area with comfy upholstered couches. Short walks from the hotel are some designer shops and popular eateries including Hog Wild With Chef Bruno and Watercress, both a six-minute walk from the hotel. The black sand Batu Belig Beach is a 10-minute walk away. The waves are decent, but the the heavy riptides make it dangerous for swimming. Petitenget, one of Seminyak's most trendy neighborhoods, is about a 10-minute walk away and features some of Bali's prime fine-dining restaurants, including Sardine and Metis, both less than a 15-minute walk from the hotel. The happening Potato Head beach club is a 10-minute drive away and Ku De Ta, a posh sunset cocktail lounge and beachfront restaurant is a 13-minute drive from the hotel. Buzzing Laksmana Street, or Eat Street, features a huge selection of great restaurants, sophisticated nightlife spots, funky cafes, and boutique shops -- is a 15-minute drive away. Kuta Beach, Waterbom Bali, and Ngurah Rai International Airport take around 25 minutes to reach, though driving times can take much longer during peak traffic hours.

The property features nine two-bedroom villas in total, all with almost identical layouts and a generous footprint of around 984 square feet (300 square meters). Villa 9 is the only villa with a different layout; it's a two-story building featuring a bedroom upstairs and a living room and kitchen on the ground level, as well as a second bungalow with a bedroom adjoining the main building. The garden and pool area are more spacious and there are two semi open-air gazebos with daybeds and chairs. Interiors in all villas are simple, though modern and elegant, with white-tile floors, dark-wood furniture, and white walls decorated with colorful paintings. Bedroom furniture includes comfy canopy beds with mosquito nets, dressing tables, and large wardrobes.
The heart of each villa compound is a private plunge pool set in a tropical garden setting with flowering frangipani, palms, and stone statues. Pools also feature wooden sun decks with lounge chairs. Adjoining the pools are open-air living rooms with comfy upholstered couches. Indoors, fully equipped kitchens are outfitted with stovetop burners, refrigerators, drinking water dispensers, microwaves, and toasters. Villa amenities include air-conditioning, flat-screen TVs with cable channels and DVD players, sound systems, and safes.
