For an alternative downtown Ubud hotel, Sri Bungalows is a good option with similar room rates.

A boutique hotel featuring a Balinese aesthetic, a tranquil tropical setting, and quiet common areas

Royal Villa Jepun is a boutique hotel with a serene and tranquil tropical setting and breezy laid-back common in which to relax. The property features Balinese architecture and decor with red-brick facades, stone archways, and open-air common areas that have thatched roofs, cream-color marble floors, and hardwood trim and furniture. The grounds stay consistently cool and shady thanks to tall trees, manicured tropical greenery, flowing koi ponds, and intricately carved stone statues of Hindu deities dotted along the property.

Facilities are limited, with just a small plant-accented restaurant and an outdoor swimming pool that has a lagoon-like vibe and a lush tropical setting. Both the restaurant and the lobby area offer breezy spaces for relaxing and are outfitted with comfy couches, tables, and chairs. The property is scenic but does show signs of age. Also, some of the common spaces are a little cluttered and in need of maintenance.

The hotel is located along the sleepy hillside village of Sangingan, on the outskirts of downtown Ubud. There are some excellent restaurants within walking distance from the hotel, like Naughty Nuri's Warung (Bali's most famous pork ribs and martinis), Uma Cucina (great pizza), Mozaic (one of Ubud's most highly acclaimed fine dining restaurants), and Room 4 Dessert (amazing desserts and cocktails). There are more choices in downtown Ubud, about a 10-minute drive to reach. Ubud has popular attractions like The Ubud Handicrafts Market, The Ubud Palace, and Antonio Blanco Renaissance Museum. Popular outdoor activities in the area include: whitewater rafting at the Sayan River (a five-minute drive from the hotel); The Monkey Forest Sanctuary (a 15-minute drive); The Elephant Safari Park (a 30-minute drive); and the Bali Bird and Reptile Park (a 20-minute drive away). The airport is around a 90-minute drive from the hotel.

This intimate hotel features 10 individual cottages, all of which have Balinese red-brick facades, spacious interiors, glass windows that let in plenty of natural light and airflow, and balcony seating areas that overlook the manicured tropical gardens and swimming pool. Interiors are fairly modern with cream colored marble floor tiles, sparsely decorated white walls, and solid wood trim and furniture that has a distressed whitewashed finish. Furnishings include four-poster beds with decorative mosquito nets, dressing tables and chairs, and large wardrobes. Standard room amenities include air-conditioning, free Wi-Fi, telephones, safes, coffee- and tea-making facilities, and mini-fridges (in most room types). None of the rooms are equipped with TVs. Villas have similar decor to the other room types, but feature larger floor plans, balconies with wooden daybeds, indoor dining areas, and small kitchenettes. Also, the villas are positioned on a more secluded part of the property and offer a higher sense of privacy. 

Bathrooms in most room types are open-air and feature tropical plants, stone walls, cream-color terrazzo vanities with sunken sinks, deep soaking tubs with a natural stone finish, and outdoor rainfall showers.

We noticed a few maintenance issues such as peeling paint, musty bathrooms, and old air conditioner units.

Centered in the grounds is a large organically-shaped swimming pool with a lagoon-like vibe and lots of lounge chairs. Common areas are housed in open-air thatched roofed buildings and include a spacious lobby with comfy couches and reading materials to borrow, plus a small restaurant that serves vegan and raw meals. Tarragon Restaurant is open all day and the menu includes Western and Asian dishes, with a focus on healthy plant-based cuisine. Breakfast is included in most room rates and is served a la carte, with American, continental, or Indonesian breakfast options. Also, free afternoon tea with Balinese cakes is served daily in the restaurant. Other extras include a daily turndown service, parking, free Wi-Fi, and one-way transfers into downtown Ubud.
